01Houses and townhouses

What does residential gutter cleaning cover?

Every eave gutter emptied to bare metal, valleys cleared, outlets opened and downpipes flushed, with the debris bagged and taken away. Paths and garden beds under the work are left clean, and you get photos of each run before and after.

Most homes need this once a year. Under gums, elms or anything that drops year round, twice is closer to the mark. We work from the ground where poles reach, and use ladders or anchor points where they do not, so the roof gets walked as little as possible.

What does commercial gutter cleaning involve?

Box gutters, valley gutters, sumps and rainheads cleared and flushed, with sump grates checked and the whole run photographed. Work is scheduled around trading hours or term dates, and the paperwork a building manager needs comes with the quote.

Blocked box gutters are the reason most commercial roofs leak, because the water has nowhere to go but back under the sheets. Sites with trees close by usually settle into a quarterly rhythm, and we keep the dated reports so the pattern is easy to show a landlord or an insurer.

03The method behind most jobs

How does vacuum gutter cleaning work?

Carbon fibre poles carry a vacuum head along the gutter from ground level, lifting wet leaf mat, silt and grit straight into a sealed drum. A camera on the pole shows the gutter floor, which is where the before and after photos come from.

Working from the ground keeps people off the roof, which matters most on brittle terracotta and on second-storey runs. Where a gutter sits behind a parapet or under solar panels, the crew still gets up there, but the pole handles the long open runs first.

04Tile, metal, terracotta, slate

What does roof cleaning and washing include?

Dirt, black streaking and growth washed off the roof surface with the gentlest method the material can take, then gutters cleared of anything the wash brings down. The method is set before the crew arrives, from photos or the site visit.

Colorbond and other coated steel take a low pressure rinse and a soft brush. Terracotta and slate are washed, never blasted. Concrete tile can take more, if the tiles are sound. Getting that order right is the difference between a clean roof and a bill for new tiles.

When is roof pressure cleaning the right call?

Only on sound concrete tiles, where the surface coating has already worn and the owner wants the contrast a controlled high pressure clean gives. On terracotta, slate and painted steel we say no, because the damage outlasts the result.

Pressure also drives water under laps and into the roof space, so the crew checks bedding, pointing and cracked tiles first and photographs anything already broken. If the roof is not a good candidate, the quote will say so and offer a soft wash instead.

06Shaded and damp roofs

How is roof moss removal done?

A treatment is applied to the growth and left to work, rather than scraped or blasted off. The moss dies, loses its grip and washes away with weather over the following weeks, taking the root mat with it instead of the tile surface.

Scraping green moss looks satisfying and leaves the roots in place, so it returns within a season. Treatment is slower to look finished, which is why the quote sets the expectation up front. Roofs that stay damp under trees usually need this every two to three years.

07Ceiling spaces

What happens in a roof cavity clean?

The ceiling space is vacuumed with HEPA filtration to lift dust, droppings, nesting material and old insulation debris. Access is through the manhole, boards are laid to spread weight, and the area below is sheeted before anyone goes up.

People book this after possums or rodents have been removed, after a renovation fills the cavity with dust, or when a musty smell comes through the vents. We clean the space itself and leave the proofing, trapping and any wiring work to the licensed trades that cover them.

08Outlets and stormwater

How are blocked downpipes cleared?

The outlet is cleared from the gutter down, then water is run through until it moves freely at the pit or grate. If flow stops somewhere below ground, that is a stormwater issue and we tell you where the blockage sits rather than guessing.

A gutter cleaned without checking the downpipes only looks finished. Silt packs into the bend behind the pop, and the first heavy rain sends water back over the edge into the fascia. The flush test is part of every gutter job here, not an upsell.

Are gutter guards worth installing?

They are worth it where leaf drop is heavy and access is awkward, and they cut how often gutters fill rather than stopping maintenance for good. Mesh is fitted only after a full clean, and the aperture is chosen for the leaves around your house.

Fine needles and seed pods pass through wide mesh, and the wrong profile lifts at the ridge or traps litter on top. We quote guards after seeing the gutter profile and the trees, and the quote says how often the guard itself will need a check.

How do strata and body corporate programs work?

One scheduled visit covers every building in the scheme, and the committee or manager gets a single report with photos filed by unit or building number. Dates are set ahead for the year so nobody has to chase a booking each season.

Programs suit schemes where gutters were last done at different times and nobody is sure which roof is overdue. Safe work paperwork is provided before the crew arrives, and common property is left as it was found, including gates, bins and visitor parking.

How do you book a service and get a price?

Send the address, the storeys and which of these jobs you want. Roof size and access get worked out from aerial imagery, and the price comes back in writing, normally the next day. Bundled jobs are quoted as one visit, so the crew only sets up once.

What do people ask before choosing a service?

Can one visit cover gutters and the roof?
Yes, and it usually works out better that way. The crew sets up once, the roof wash happens first so anything it dislodges is cleared afterwards, and the gutter flush finishes the job. Booking them together also means one set of access gear and one photo report.
Do you handle two-storey homes?
Yes. On most double-storey houses the vacuum poles do the upper gutters while the crew stays on the driveway. Where a pole falls short, such as over a pergola, the upper run is done from a properly footed ladder or a roof anchor. Three-storey townhouses are fine too; the extra height changes the setup rather than the finish.
What if my downpipes are blocked underground?
We clear what we can reach from the gutter and the pop, then run water through to find where flow stops. If the blockage sits in the stormwater line below ground, that is a plumber's job, and you get photos and the location instead of a bill for guesswork.
Can I book just one service on its own?
Yes. Every job on this page stands alone, whether that is a single gutter clean, a moss treatment or a cavity vacuum. Bundling is cheaper per job because of the shared setup, but nothing here is sold as a package you have to take whole.
