The one thing that shouldn't change a fair quote much is the season, although autumn demand in leafy suburbs can push booking times out by a few weeks. If you can book in late summer, before the leaves start falling, you'll usually get a wider choice of dates, and a gutter that's cleared then is in better shape to handle the autumn load.

There's no honest single range, because commercial and strata jobs are priced on the site rather than the storey count. The length of gutter, the type of access, the paperwork required and when the work can happen matter far more than floor area.
A row of six townhouses might be a morning's work from ladders, or a full day with a lift if the rear gutters sit above narrow courtyards. A warehouse with long box gutters and internal downpipes needs roof access with anchor points, and often a second person on the ground. An office or shopping strip may only allow work before opening hours. Each of those changes the price more than the size of the building does.
Expect a commercial quote to cover safety documents, for example a safe work method statement for work at height, and a certificate of currency for public liability insurance. Strata committees usually get the best value from a scheduled program that covers every building in one visit and repeats at set times of year. It is easier to budget and cheaper than paying for emergency visits one unit at a time.

A price well under the market range usually means something is missing. The usual gaps are no insurance, green waste left behind or tipped into your bin, no downpipe check, no photos to prove the work, and a surprise add-on once the person is already on your roof.
- No public liability insuranceIf a tile breaks or someone falls, you want the operator's insurer involved, not yours. Ask for the certificate before booking.
- Debris left on siteSome quotes include cleaning the gutters but not taking the waste away. A few trailer loads' worth of wet leaves can end up in your garden or your green bin.
- No downpipe checkClean gutters feeding a blocked downpipe will still overflow in the next storm. A proper job includes flushing or at least testing each outlet.
- No photosYou can't see your gutters from the ground. Before and after photos are the only way to know the whole run was cleaned.

A decent aluminium extension ladder, a scoop, gloves and a gutter-cleaning attachment for a hose or blower can add up to a few hundred dollars before you start, which is about the cost of one or two professional cleans on a smaller home. After that, doing it yourself costs time rather than money, and many owners of low, simple homes find that a fair trade.
